The Project
Matterdale Road started life as another straightforward refurbishment project, bought with the same logic as our other value-add deals: a solid family home in need of the right work to unlock its potential. But partway through the renovation, we saw how well one of our other projects was performing as serviced accommodation, and the numbers told us to change course.
Once the works were complete, we revalued, refinanced, and kept the property rather than selling it, pulling capital back out while retaining the asset. Rather than short-stay holiday lets, Matterdale Road has found real strength in longer commercial contracts, including insurance companies needing accommodation for policyholders displaced from their homes, often for weeks or months at a time. It’s a steady, less seasonal income stream that sits well alongside our shorter-term holiday lets, and shows the strategic flexibility at the heart of how we invest.
Outcome
We’ve refinanced and kept it, generating £2,750/month in commercial letting income at 95%+ occupancy.
Capital released at refinance has been recycled into the next project, while Matterdale Road continues to produce steady monthly income.
Other projects
Grey Walls by Cradel Haus
Grey Walls is our biggest development yet. Sitting in the very heart of Windermere town, we’re developing this once locally loved pub now eyesore, into an elevated 17 bed apart-hotel.
Caton Drive
Caton Drive was a single-let renovation in Leyland, Lancashire. When we found it, it was a severely dated bungalow in an unliveable state, the kind of property most buyers would walk straight past. We saw the potential given the area it sits in, and took it back to a beautiful, functional family home from the ground up.
Fair Rigg By Cradel Haus
Our first ever development. We took a dated B&B and transformed it into four self-contained, ultra-luxe holiday apartments. Where it all started.
